Job Description:
Will be the technical head of the Projects Divisions of the company and be responsible for Coordination, Implementation and Management of all matters concerning the ongoing / future projects as per the direction of the management.
As the technical head, will be the advisor to the management on all projects. So as to ensure cost effective and timely completion / implementation of projects being understand by the company.
He will be assisted by the following Executives / Employees of the company in discharging his responsibilities:-

Site in charge of various projects and their subordinates.
Sub heads of various sections of Head office (HO) in the projects division as given below
Planning section including Budgeting.
Contract Section.
MEP Section.
Architect Section
Procurement / Purchase Section
Billing Section.

Job Profile w.r.t. Ongoing Projects

As project head he will be responsible for the Planning, Budgeting, Contracting, Execution and Monitoring all going projects in all its facts.
He will coordinate all issues between consultants, contractors, site in charge, and staff at the site HO for timely completion of projects and in turn keep the management apprised of the progress of on regular basis.
Oversee the work all employees of the company both the site and H.O. to ensure efficient management of the projects.
Interact / intervene with the consultant and contractors for timely completion of projects.
Monitor and oversee the job of all Sub-Heads / Employees of the divisions as per their job profile.
Ensure efficient & cost effective functioning of the office.
Ensure efficient & cost effective planning of all Civil & MEP works wrt, architectural / structural designs, contract management, budgeting & billing, procurement / purchases of all stores and equipments for the projects.

Job Description-

ROLE OBJECTIVE

Contribute towards effective design management by providing design related subject matter expertise. Engage and work with external consultants and architects to ensure accurate and timely preparation of drawings, in line with planned concept of the project.

KEY RESPONSIBILITIES-

Financial Perspective-

• Provide inputs for determination of Department budget and monitor adherence to the same.
• Assist the Department Head in evaluating the cost impact of various design options and arrive at the most cost-effective option.
• Liaise and build relationships with Design Consultants / Architects to ensure cost effective and preferential services for BPTP.
• Maximize efficiencies in design; Minimize cost escalations due to design related errors; Identify opportunities for value engineering in designs.

Customer Perspective-

• Analyze customer preferences and market trends and provide inputs for incorporation into designs.
• Ensure timely provision of support to Site Teams for any design related clarifications.
• Provide timely response to queries of Design Consultants/Architects.
• Ensure timely processing of payments of Design Consultants/Architects.

Internal Process Perspective-

• Coordinate with Product Designing Team for understanding the concept of the new projects.
• Develop the Project Design Brief for Design Consultants/Architects and support Department Head in conducting debriefing sessions for Design consultants/Architects.
• Coordinate the process for evaluation and selection of Design Consultants / Architects; Evaluate quotes and finalize their appointment in consultation with the Top Management.
• Review all drawings created by Design Consultants/Architects at different stages of the Project life cycle (Concept, Schematic, Good for Construction, Landscape, Sanction drawings etc.) to check adherence to the original concept, adherence to Local laws and Regulations governing designs (FAR, FSI, Density norms etc.).
• Coordinate with Services Team for review of Services related designs.
• Ensure dedicated support to Site teams for interpretation of drawings; Conduct Site visits to monitor the implementation.
• Provide inputs to the Contracts Team in preparation of BOQ and tender drawings.
• Ensure timely preparation and submission of Sanction Drawings to the Liaison Department for obtaining approvals / sanctions from statutory authorities.
• Ensure creation and updation of database of Design Consultants/Architects, national and international.
• Ensure effective documentation of all designs for all projects.
• Review Department MIS and ensure periodic reporting of the same to the Top Management.
• Survey the environment to keep abreast of trends and best practices in the area of architecture & engineering in the Real Estate industry, ad provide inputs to superiors for developing appropriate strategies to address / incorporate the same in BPTP.
• Adhere to the defined SAP reporting requirements.
• Contribute to Knowledge Management initiatives for sharing of best practices, experiences and key learning to develop a culture of learning 

Desired Profile-

Education  :    B. Tech (Architecture)

Experience  : 15 - 20 years experience in Architecture in Real Estate with at least 5-6 years experience of working with design Consultants

Experience of executing end-to-end Project Design Management in the Real Estate Industry is desired

KNOWLEDGE AND SKILLS-

• Technical Knowledge

• Knowledge of softwares (Auto CAD etc.) used for designing
